LGI Homes’ Shoddy Buildings Left Homeowners With Huge Bills, Proposed Class Action Claims

A “vanilla storm” turned into a nightmare for Washington homeowners when shoddy construction resulted in snow and rain falling inside homes as siding flew around the neighborhood, a proposed class action lawsuit alleges.

The class action lawsuit will be filed in the next 21 days by Casey Law on behalf of homeowners in Suntop Farms in Enumclaw, Washington, KIRO 7 reported.

LGI Homes violated the Consumer Protection Act, the lawsuit alleges, building poor-quality houses throughout the neighborhood. Casey Law notified LGI Homes of the lawsuit on Friday, April 9.

The class action follows a February storm where brand-new LGI Homes suffered serious damage, KIRO 7 reported. At least 24 houses built by LGI Homes had sliding and shingles ripped off by 51.4 miles per hour winds, despite being designed to withstand gusts of at least 150 miles per hour, according to an inspector hired by Casey Law.

Snow and rain was also able to enter some homes due the damage, leaving homeowners facing leaks and water damage. One homeowner told KIRO 7 the situation was frustrating.

“We (have a) brand-new baby just born two weeks ago. My wife, my mother, my teenage daughter is there. It’s very heartbreaking to know my family is not in a house that’s safe.”

Many of the new houses damaged in the storm are still under warranty, but attorney Chris Casey, who is representing the homeowners, said that LGI Homes claimed the storm was an act of God and was refusing to remedy the situation.

“If it happened on one or two homes, that’s a bad day. But it happened on 24 homes. That’s more than a bad day. That’s clearly cutting corners,” he told KIRO 7.

Casey said that 40 people had signed up to be part of the class-action lawsuit, but expected many more homeowners to join as more building defects were discovered. Casey Law attorneys expected that all 288 homes in the neighborhood could face building defects.

Inspector William Martin was hired by the law firm to look into LGI Homes’ construction practices, and he said that of the 10 homes he had reviewed, all suffered from improper installations. The repairs are estimated to cost $140,000-$160,000 per home, according to KIRO 7.

Lawsuits over shoddy building materials aren’t new. In July 2020, the homeowners’ association at Martinique at the Oasis in Florida filed a lawsuit against Lennar Homes in the Miami-Dade Circuit Court, alleging shoddy construction in the South Florida community, according to Law.com. Attorneys for the community said these defects posed a danger to residents.

And in late-2019, a New Hampshire homeowner filed a class action lawsuit, claiming that the WindsorONE trim installed on his house is poorly made and prone to rotting. Lead Plaintiff Brian Begley said that the siding manufactured by the defendant knowingly used unsuitable, untreated wood for the product, while misrepresenting their siding in marketing and advertising materials.

My wife and I purchased and LGI home here in San Antonio, TX in 2018 and have had nothing but problems from the start. Our roof has leaked at least 3 times since living here. They say that came out and fixed the issue but the leaks happen in the same spot. When I asked about this, they told me that I was suppose to have an annual roof inspection done to keep my roof from leaking. I recently had to have my air ducts cleaned and found out that there was mold growing in my AC unit. I found a cement covered water bottle in my dryer vent. My wife has MS (multiple sclerosis) and her health has been deteriorating rapidly since living here. We are currently trying to find an attorney to help us out and we could use any help that is offered.
Can someone please contact us in regards to this. Thank you.

      Brian,
I live in an LGI in north Texas. I believe we have some major issues also. Like no electrical ground wires hooked up just hanging loose

Same thing with new neighborhood in Albuquerque New Mexico and I cant seem to get ahold of the construction manager nor anyone in the corporate office. I put in work orders and he cancels them out without work being accomplished. I would love if we could get a lawsuit going for our community.

Hello. I have complaints with LGI as well. My house is bursting at the seams. I filed a structure claim and I’m still waiting on the report, but I was told by the claims adjuster that I need a reinspection in 6 months. I’m at a loss bc the builder stated he can’t fix any issues until the structure company makes a decision.

I purchased an LGI Home in Stone Creek Ranch development in Fort Worth, TX. My back door frame is separating from the house, I was told “we sub contract that out, that’s not something we warranty” my window framing is pouring water in and I put another claim in for that to see what they say, still no answer. I have PEX sticking up from the middle of my yard that I cannot pull out that I’m assuming is just builders trash that’s just buried in with the full dirt. There is a crack going up the front of the house, the grading is absolutely horrendous and forms a Nile River killing the landscaping. The electrical work is a joke, every single house that I’ve talked to has the exact same breakers popping, and the way the lights are wired it pure laziness. LGI Homes needs to rectify their shoddy builds because this is ridiculous.

We bought our LGI home in Chisholm Springs Wise County in 2011. The contractor spent 30 hour going over care of home inside and out. Drip hose around outside on ground was an additional cost yet we still experienced severe soil erosion on the North downslope of our home. In 2015 we hired a concrete contractor to Install a sidewalk on that north slope. Uou could already see under the home. We complained to LGI but it fell on deaf ears indicating it was out of warranty, they said to speak to our insurance company. They said if there were any plumbing water issues, broken pipes they would cover cost less deductable. We paid the entire cost of the retention sidewalk, $2,500. Like others in our neighborhood, many have also complained about their driveway cracks, cave ins, drainage covering. We have those same issues. We are also paying towards a new AC/Furnace system. After 8 years the installed unit died. Our livelyhood is being depleted monthly. We realize things wear out and break but when you are repairing new purchases your resources run out quick unless you have good credit. With the two new additions we have noticed the complaints arising of shody construction. Fences falling, wrong unmatching tile in the same room. Cracks in driveways and much more. All it does is help us understand what a rip off LGI is. Their moto should be…”Build and Run” before the client discovers the shitty job we did.

I was scammed out of $1000 to hold an LGI home in Salisbury. I wrote to the real estate commission, and the response from the company- their salesman is not responsible for not knowing much about the HOA rules since the community was in the process of being built. (I was considering using airbnb over the summer and wanted to know if that would be possible according to HOA rules). The salesman also high pressured me saying it was imperative for me to call him when I started searching for other homes. I believe that he had some type of information from computer algorithms about my searching for other homes because he sure stepped up his pressure when I started walkthroughs on other homes. The paperwork was never signed by the manager, and I thought this was also not right. As a real estate agent, I had learned that a contract has to be signed by both parties and a signed copy given to me. According to the feedback from the commission, that was not the case with this home. When I searched online about people being scammed out of their $1000 holding payment, I realized LGI probably makes more on doing this than they do on building homes!

I absolutely need somebody to get in touch with me about the building practices of LG I homes… I just moved in this house in October.. I noticed the grass was pulling away from the driveway, and the house , So I bought some top soil…. As I was filling in the gaps I noticed the driveway is hollow underneath…
And what I discovered underneath was absolutely shocking…. The same granite that is used in our kitchen is underneath our driveway in pieces…. I work in the housing industry… I know how these are supposed to be built…. The fact that your company took shortcuts building people’s driveways as well as the sidewalks, and the foundation of the home, shows the kind of care that is being taken to people’s futures… This is where people live this is my life… It took everything I had to get into this home and now I slowly see it being taken away because of shady building practices… I can just imagine what the underside of my house looks like being built on top of this …. They are still building houses in the neighborhood.. This neighborhood is not finished yet.. This is the Quarterhorse Estates in Fort Worth Texas.
I absolutely want everything fixed immediately because I have seen what happens 1st hand when these type of problems are not resolved immediately… Cracked foundations as well as cracked driveways with sunken depressions… I absolutely demand somebody contact me ASAP with a solution to this matter… I will get a lawyer involved if necessary… I’m sending you pictures of The exposed foundation on my house as well as what’s underneath my driveway….

In Winder GA Sutherland subdivision we have a number of houses built by LGI with cement siding cracking , and roof issues. My house was built in Jul 2015 I bought house in Dec 2015, and having issues with cracking in my siding, nail pops on my roof for incorrect nails used for shingles. My roof is in the process of being replaced had to put insurance claim in. 90% of the homes in this sub division less then 10 old with similar issues to my house.

  10. Tonya says:

Our development in Casa Grande Arizona is starting to have serious problems and the homes are a week old to July 2020. Foundation stem wall issues, drainage, sewer, non stop leaks, thermostats not working. Water heater pipes flooding garages and dishwashers flooding main floor. Absolutely terrible builders. They ought to have their license revoked and their sub contractors. There are like issues in the Maricopa and Tucson homes.
