$359.9M RealPage antitrust class action settlement

RealPage agreed to a $359.9 million class action settlement to resolve claims it violated federal and state antitrust laws by conspiring to fix and inflate the price of multifamily rental housing.

The RealPage settlement benefits individuals and entities in the United States and its territories who paid rent on at least one multifamily residential real estate lease directly to any owner, manager and/or owner-operator of a property subject to a license for RealPage’s Revenue Management Solutions, Lease Rent Options, YieldStar and/or AI Revenue Management between Oct. 18, 2018, and Nov. 21, 2025.

RealPage is a rental software company that provides revenue management solutions to property owners and managers. RealPage’s software allegedly allows property owners and managers to share sensitive information about rental pricing and leasing.

According to a class action lawsuit against RealPage and several property management companies, the defendants participated in an unlawful conspiracy to fix and inflate rental prices for multifamily residential housing. The plaintiffs in the case claim they were overcharged for their rents and had fewer places available to them for rent as a result of the defendants’ actions.

The defendants have not admitted any wrongdoing but agreed to pay $359,925,000 to resolve the rental price-fixing claims.

Under the terms of the RealPage settlement, class members can receive a cash payment based on the amount they paid in rent during the class period. Exact payment amounts will vary. Class members who paid the highest amounts in rent will receive the highest payments.

The deadline for exclusion and objection is Sept. 1, 2026.

The final approval hearing for the RealPage settlement is scheduled for Oct. 15, 2026.

To receive a settlement payment, class members must submit a valid claim form by Jan. 29, 2027.
