Branford Manor agreed to pay $12.25 million to resolve claims it failed to maintain tenant apartments, causing injuries and financial losses.
The settlement benefits individuals who were listed on the rental forms at Branford Manor for some or all of the time between Nov. 23, 2019, and Nov. 22, 2022.
According to the class action lawsuit, Branford Manor mismanaged its apartments, causing tenants to suffer from injuries and property losses. Plaintiffs in the case sought compensation for these injuries and losses, arguing Branford Manor was liable for the damages.
Branford Manor Apartments is an apartment complex located in Groton, Connecticut.
Branford Manor’s operators haven’t admitted any wrongdoing but agreed to a $12.25 million settlement to resolve the tenant rights class action lawsuit.
Under the terms of the settlement, all class members can receive a base payment based on their age and years of residency. Years of residency will be calculated using Branford Manor’s records.
Adults can receive $6,000 for more than three years of residency, $4,000 for two to three years of residency and $2,000 for less than two years of residency. Minors can receive $3,000 for more than three years of residency, $2,000 for two to three years of residency and $1,000 for less than two years of residency.
Class members and their children can also receive enhanced payments for serious injuries, illness or property damage at Branford Manor. The settlement sets aside nearly $4 million for these enhanced payments, though payment amounts will vary depending on damages sustained by each claimant.
The deadline for exclusion and objection is June 10, 2024.
The final approval hearing for the settlement is scheduled for July 2, 2024.
The deadline to submit claim form No. 1 for base payments is June 10, 2024. The deadline to submit claim form No. 2 for enhanced payments is July 15, 2024.
