The Federal Trade Commission (FTC) and Colorado Attorney General Phil Weiser filed a lawsuit against Greystar Real Estate Partners LLC over claims the company charged renters hidden fees.
The FTC and Weiser claim Greystar, the largest apartment property manager in the U.S., used deceptive advertising to mislead renters into thinking they would pay lower monthly costs to lease an apartment than they ultimately did.
The lawsuit argues Greystar charged renters fees that were not included in the advertised rent price, including fees for services such as valet trash pickup, package delivery, pest control and technology services.
“Greystar consistently omits various mandatory fees from the advertised price. Simply put, consumers cannot lease a Greystar-managed apartment by paying only the advertised price,” the Greystar lawsuit claims.
The FTC and Colorado argue Greystar ultimately collected more than $100 million in hidden fees from renters in just four states over a three-year period.
Greystar ‘stifles’ prospective renters’ ability to choose unit that fits their budget, suit says
The Greystar rent lawsuit argues the alleged hidden fees make it difficult for a prospective renter to accurately compare the cost of renting apartments.
“Greystar effectively stifles prospective tenants’ ability to choose a unit that will fit within their budget and accurately comparison shop between apartment listings,” the Greystar lawsuit says.
The FTC and Colorado argue Greystar only discloses the full range of fees after the renter has already paid to apply for the apartment and received a lease agreement, leaving renters “on the hook” for hundreds or thousands of dollars more than they anticipated.
The Greystar rent lawsuit seeks a permanent injunction to stop the company from continuing to charge hidden fees and monetary relief for renters who were harmed by its practices.
Greystar previously agreed to pay nearly $4.7 million in 2022 to resolve a class action lawsuit revolving around improper eviction and fee practices claims in North Carolina.

we moved into a Grey star property On August 1, so we moved out of our previous resident before the first when the first came around the apartment was not ready. We could not move in. We had to stay in a hotel for two weeks until the apartment was ready with no compensation when moving into the apartment, there were scuffs and damages in the unit I got behind in my rent. They charge me late fee fees on the entire monthly rent do not depression that was actually due. Then they heard me feed on late fees and then my car was illegally towed from the tow from the parking lot by the Manager Then because of that they put me further behind and being able to pay my bills I went in on the fifth with a check to pay my rent. The office was closed early when I went on the 6th to pay he said that I needed to have $2000 more That’s causing me to get evicted and having all my stuff thrown on the curb and having nowhere to go and ruining my credit and I have proof of all of itReference to any of the fees I ended up having to pay
Greystar is an odd presence in Ft. Worth, TX. I signed into the luxury unit because it was nice and I was willing to pay the luxury. But my generous rental agreement was consumed as soon as I started paying. They started wanting more and more never looking for ways to charge me for all the silly amenities. The “easy utilities bill” which is a “service to bill” was a foreign web site that had my utility electric bill and charges summed up in a 100 dollar increase. No location of the utility service company and a false web site, how was the utility company in another state? They wanted to bring me into paying more every month. This from the most greedy apartment realestate company in the country. Their a monster eating monsters and they want small amounts in fees for fun I guess. I really place the increase of inflation in our city due to the raised increase in rent uniformly in thousands of apartments to the Greystar group. If you look at how they increased rents across the state of Texas during COVID you will see the set of inflation from 2021-2022. It cost me 5500 to move out of a 1500 apartment and they want an additional 5000 for a custom wallpaper wall that I was given permission to decorate. There facing multiple DOJ lawsuits this year, I don’t mind sharing my information with attorneys in these lawsuits.
I Ren from a Greystar property in California. We have to pay a fee for bug spraying which went fro 2-4.41 per month. I pay a separate price for water. My bill is water for sewer is cheaper than water for shower. I pay on my bill hot and cold water then the electric bill to Heat the hot water! I pay trash for the dumpster which has crept up to 60 mo. We are also charged a service fee /admin fee of 3 mo. We have to pay statement fee 5 month. Then regardless of if I pay online I have 10 service fee to pay or 10 at a bank cashiers check. I also have them charging me renters insurance 12mo but I also have policy with AAA for my renters which I have provided them , Also rent is due 1st , late the 3rd, Most places I have lived give grace period of the 5th. This is automatic 50 late fee. If there is any balance u can’t carryover to next month w/o another 50 late fee. Parking permit 25. We had to pay 50 for garage remote and 25 for each fob to get in our home Garage remote on wall has never worked.
I just recently moved out of Pencil Factory Flats in Atlanta, Greystar took over year 3, They tried to add additional parking fees, would hardly respond to our pest control request I had to physically go to the leasing to get any help. The random fees always seemed odd and extra. Upon moving out the elevator was broken( as it was often) it took a week plus for us to move out the small stuff via stairs from the 5th floor. then our movers doubled the original cost due to the non convince of no elevator. It also took an additional 2 hour to moves due to using the stair case, costing us an additional $340 dollars. When asked for Reimbursement we were told no by the on site management then when contacting off site management we were told no as the broken elevator “wasn’t something we planned for”. We then were given the run around for our security deposit when we provided 3 forms of proof. They ended up granting us the deposit but only after stacking us with move out fees including an thousand dollar carpet replacement fee, after living there for 3 years, when there was nothing other than normal wear and tear. I am actively trying to find away to get involved with the class action lawsuit and or small claims lawsuit because Grey Star are literal crooks, I’ve never had a move out experience this bad!

I agree with the other tenants. Graystar (Tenneessee apt complex), did not show the hidden fees prior to signing the lease or paying a deposit (rental fees). The only thing I saw was the rent which they claimed was a special. The hidden fees included washer and dryer, sewage, trash services, water, mandatory rentals insurance…etc. I thought to myself what sewage??? I then thought why am I renting a water and dryer when I can purchase my own. OK now wait a minute, so again I thought why do I need someone to pick up my trash when I can walk it myself??? The bummer is the apartments are old smell like mildew (some has mold) and the ceiling in my apartment has water stains from when it rain. I’ve reported these issues and they have not been fix. Wait Wait here’s more. Graystar has the gall to order us tenants not to join a lawsuit but we can sue them individually. This is my last year living here and I can’t wait to MOVE OUT!
This past fall I rented briefly from Greystar in California. I can speak to the added fees and comparison with other offers from units at competitors. We moved out due to chain smokers that they couldn’t control. They have hit me now with extensive fees for early termination despite me giving significant notice about the concern and that I would be moving out soon. Re: mitigation of expenses–they raised the advertised rental price for the unit I vacated while then charging me fees for moving out due to inhabitability. Further, they are making money off tenants with inflated prices for the common laundry facilities. I can provide comparisons with other properties in the area.
I am writing to bring attention to my deeply troubling experience at a Greystar-managed property, Polaris Junction, and to highlight a series of issues that have negatively impacted my living conditions, health, safety, and financial well-being. My hope is that by sharing my story, I can shed light on a larger problem that might affect other tenants at this property and similar properties managed by Greystar.
I have encountered significant issues during my time at Polaris Junction, the first being ongoing water leaks in my unit. The first leak occurred every time it rained, where water would drip into my bedroom. For weeks, I was forced to use tarps in an attempt to protect my belongings. When I reached out for help, the management’s response was callous at best, offering only the solution to “hang in there.” Despite my repeated requests, they failed to take any serious action to address the problem. When I pushed for mold test because of the wet walls and active leak, I was met with a cold indifference and the claim that Greystar doesn’t conduct mold testing. I have all this communication in e-mails.
The situation worsened with a second leak, which created a musty smell in the apartment, raising serious concerns about mold. Only after I threatened to invoke the Warranty of Habitability laws did the management acknowledge and apologized and told me they were going to move me to a different apartment and then later said I don’t meet the requirements to be moved and did nothing for me, said they mold tested but refused to share results of the mold testing with me. They did not resolve the issue until after my lease ended on December 2, 2024. At that point, I had already given my 60-day notice to vacate, which added an additional layer of stress to the already overwhelming process of packing up my life.
In addition to the neglect of basic living conditions, Greystar took advantage of the concert venue across the street by charging exorbitant fees for parking. Parking that used to cost $2 per guest car suddenly jumped to $50 for guests on concert nights. When I questioned this increase, and expressed it was unacceptable, I was refunded $48, but the lack of transparency and notice about the inflated parking fees was frustrating and unfair. Not to mention the cost of rent was higher than I anticipated after I signed my lease.
To make matters worse, I encountered additional issues with my security deposit. I never received it, I let them know and they told me it was sent 12/17/2024, I expressed I didn’t receive it and was told to give it another week After several attempts to get them to void the check and resend it, my requests were ignored. I decided to go in person on January 24, 2025, because I was not receiving calls or email responses. To my shock, I learned that a different company had bought out the property that week. Now, I am no longer receiving any communication from the new company at Polaris Junction, and I have not received any update or my deposit. They had assured me that they would overnight a check, but still, I’ve received nothing. It’s been over 60 days since I moved out.
A similar situation to this happened to me in Arizona. Only I’ve been exposed to bad mold and nobody will help me because it’s so uncommon in az
I have been a tenant in the past with Greystar and I am currently in a property that was bought by Greystar about a year ago and I am pretty sure they are still doing the hidden fee thing. I do not use the Valet trash either and hate having to pay for it. But what is really causing me mental anguish is that they do not maintain the property very well, trash dumpsters are always overflowing, trash all over the place, junk cars up on jacks and they do nothing about noise at all. I’m not sure what all these fees are for, they do nothing at all
I’ve been living at a Greystar property for just short of 2 years. The amount of fees is absurd. I pay to park at my complex every month, but there’s not enough parking spots on the property so I have to park at the gas station some nights. The Valet garbage fees, the utilities for the office that the staff work out of, service fees for receiving my utilities, fees for pest control even though I’ve never seen them spray, and the list goes on. The garages have gone up in price by 3x the amount first stated. Meanwhile I couldn’t get a garage because the ex maintenance guy stole 8 and no one could buy one because he took all the keys with him for 7 months. I could go all day.
