extra storage rental unitA class action lawsuit against Extra Space Storage Inc. claims the company uses bait-and-switch tactics to get customers to sign leases, then increases rent prices after they sign.

The Extra Space Storage class action lawsuit filed by Alexandru Ionescu, Lenay Johnson and Lamar Mosley was recently removed to California federal court.

Allegedly, Extra Space Storage advertises low rates when encouraging renters to sign a contract with the company, and then raises them later on.

The customers argue that Extra Space Storage should be upfront with customers that these advertised rates are “promotional” or “introductory,” and not representative of what customers will pay over time.

Ionsecu, Johnson, and Mosley say that reasonable customers would be misled by Extra Space Storage’s pricing structure, and would believe that the advertised price would be the long-term price.

The Extra Space Storage class action lawsuit asserts that customers have been financially harmed by being forced to pay higher fees than they thought they would have to pay.

Allegedly, had customers known that the rent would be higher than advertised, they might not have agreed to enter into a contract with the company.

The Extra Space Storage class action lawsuit argues that customers must rely on the representations from a company as to the terms of the agreement, and do not have a way of knowing that the representations are not accurate.

Additionally, the storage fees class action lawsuit asserts that customers who do not want to pay the elevated fees may be unlikely to break their contract with the company because they have already paid administration fees, and if they were to change rental companies, they would have to go through the hassle of moving and organizing their belongings.

The customers argue that Extra Space Storage Inc.’s actions violate California’s Unfair Competition Law, California’s False Advertising Law, and California’s Consumer Legal Remedies Act.

The customers seek compensation on behalf of themselves and all other customers who signed leases for storage units in California from Extra Space Storage from Jan. 28, 2015 to the present.

In addition to claiming that Extra Space Storage’s actions financially injured customers, Ionescu, Johnson, and Mosley argue that the company received unjust enrichment from the practice of hiking rent prices, because it was allegedly done to generate more profits for the company.

Allegedly, rents increased by a number of rates. The customers claim that their rent rates increased by $19 and $31 per month. They request that the company restore the money that they charged from the customers that exceeds the amount that would have been charged had the rent amount not increased from the agreed-upon, initial rental rate.

Ionescu, Johnson, and Mosley are represented by Sabita Soneji and Tanya Koshy of Tycko & Zavareei LLP.

The Extra Space Storage Rent Hike Class Action Lawsuit is Alexandru Ionescu, et al. v. Extra Space Storage Inc., Case No. 4:19-cv-02226-YGR, in the U.S. District Court for the Northern District of California.

I started renting a 10×15 unit 8/26/24 for $145. It then went up to $197 after 6 months. They just bumped it up again 7/26/25 to $228 for the same unit. All without justification or notification of why the price continues to go up. Beware of the bait and switch price hikes.

Extra space purchased Life Storage. they immediately went up on the rent. They have a monopoly of purchasing all of the storage facilities around us. There was a cube mart storage facility being built one block from the Life Storage they just purchased. Before they finished building the cube mart, Extra Space purchased the cube mart. I questioned the GM Mr. Gibbons about the monopoly and he chuckled and responded by saying they did not have a monopoly on the storage spaces. Everywhere you look here in the Atlanta Metro area are Extra Spaces. I moved into two smaller spaces and they are increasing the rent in these spaces within three months. I had to move because they would not allow me to continue to keep two vehicles in a space I previously had an agreement with the previous company. They made other business owners remove vehicles so there would only be one vehicle in a space. A person had to purchase another space and they increased your payment. It seems each rent increase is almost $100. While the executives are receiving multi-million bonuses they are increasing and making it not affordable for the honest business worker.

I was with the previous storage facility that Extra Space bought, our lease agreement stated 24-hour access, which we were paying an additional cost for. When they took over they fixed the 24-hour access without informing us or any other renters. Claimed it was a safety concern for robbery. But they also immediately began raising the rent, at least 2X in a year. Never once offered to lower our initial rental fee for the loss of the 24 hour access.

I would like to file a complaint also this is mislead and false advertisement , and it is a entrapment to the renter and a fail policy to vivid about their rate increase

  7. Jennifer Murphy says:

After 4 months at the online promo price of $78 for a 10×15 unit, they increased me to $165. At a year they will increase an even bigger hike. Another unit I had was promo price at $100. After 4 months increased $65. The manager adjusted it down to $128 then at the one year mark it hiked up to $240. For a 10×15. I very much want to join this class action.

  8. John moore says:

I would like to join this lawsuit also

  9. Isabelle says:

Extra space storage increased my monthly rent by $40 all at once without notifying me of the payment increase. I went from paying $92 a month to $132. I don’t think it’s right that they are allowed to do this.
