
Invitation Homes agreed to a class action lawsuit settlement to resolve claims it failed to reimburse Minnesota tenants for maintenance work.
The Invitation Homes settlement benefits anyone who lived in a property leased by Invitation Homes in Minnesota between July 12, 2015, and July 12, 2021.
According to a lease credit class action lawsuit, Invitation Homes failed to reimburse Minnesota tenants for maintenance work they performed on their rental properties. Plaintiffs in the case say Invitation Homes was required by law to reimburse them for this work, but the company failed to do so.
Invitation Homes is a rental company that owns and manages single-family homes. The company has more than 80,000 homes in 17 markets across the country.
Invitation Homes has not admitted any wrongdoing but agreed to pay an undisclosed sum to resolve the allegations.
Under the terms of the Invitation Homes settlement, class members can receive debt relief or monetary relief.
Class members can receive $100 for each month they lived in an Invitation Homes rental property without receiving a credit for performing maintenance work. This number will be multiplied by 55% to calculate the settlement credit. For example, a class member who lived in an Invitation Homes rental for 24 months without receiving a credit would receive a settlement credit of $1,320.
This credit will first be used to offset any outstanding debt class members owe to Invitation Homes. If any credit remains after debt relief, class members will receive monetary relief in the form of a check or electronic funds transfer.
The deadline for exclusion and objection is Feb. 10, 2026.
The final approval hearing for the lease credit settlement is scheduled for April 6, 2026.
To receive settlement benefits, class members must submit a valid claim form by Feb. 10, 2026.
Who’s Eligible
Anyone who lived in a property in Minnesota leased by Invitation Homes or any of its subsidiaries or affiliates between July 12, 2015, and July 12, 2021.
