A new class action lawsuit accuses Greystar Real Estate Partners and Greystar California of charging tenants illegal fees for pest control and trash services.
Plaintiffs Kaidi Wu and Juhyun So filed the class action complaint against Greystar on April 29 in California federal court, alleging violations of state and federal consumer laws.
Wu and So, who call Greystar the largest residential landlord in the United States, argue the company charges tenants separate fees for pest control and trash services, which they claim is illegal under California law.
“By shifting the costs of pest control and trash services to tenants, Greystar unlawfully increases its profits from every rental unit where these fees are charged,” the Greystar class action says.
The pair claim Greystar’s fees make it “impossible” for tenants to rent from the company for the advertised prices, as they are forced to pay additional mandatory monthly fees that can add up to hundreds of dollars per month.
Lawsuit: Greystar violates California’s Honest Pricing Act
Wu and So argue the Honest Pricing Act, which took effect in July 2024, prohibits landlords from advertising prices that do not include all mandatory fees or charges.
“Greystar’s tactics make it impossible to actually rent from Greystar for the advertised prices and unlawfully drive-up housing costs across California,” the Greystar class action says.
The plaintiffs want to represent a class of consumers who were charged a mandatory fee by Greystar that exceeded the advertised or contracted rental rate for a residential lease in California within the past six years.
They demand a jury trial and request declaratory and injunctive relief and an award of damages for themselves and all class members.
Greystar has faced several legal challenges in recent years over its rental practices. Earlier this year, the Federal Trade Commission and Colorado Attorney General Phil Weiser filed a lawsuit against the company, alleging it charged renters hidden fees.
In 2022, Greystar agreed to pay $4.7 million to settle claims in North Carolina that it improperly added eviction-related fees without court approval, in violation of state law.
The year before, in 2021, the company paid $2.5 million to resolve allegations that it charged tenant screening fees in Washington state without providing the legally required disclosures.

I moved in April 2025, to a property in Orange County , I am charged $125 for an extra parking spot. Didn’t know additional $ 130 would be charged for utilities. They never disclosed the cost of additional mandatory fees. They had not been upfront for the additional fees. They say it’s affordable housing and no it’s not.
Greystar bought the complex that I’ve been living in for the past three years. As soon as it was time to renew the lease they added in an additional $75, which is now called an “amenity fee.” There was no such fee before they owed the complex. Also, the rent is higher, and the deposit for new tenants to move in has increased to $1,000, and it used to be $200 – $250.
As of May 24,2025 to current date Greystar has and is still doing the same thing to me!!!!!!!! Why is this happening!!!!!????!
We complained to rental office of this very thing about a year ago. This apartment complex is managed by greystar now and its gone downhill ever since. There are a lot of tenant complaints.
I rent a one bedroom apartment in federal way Washington which greystone owns. I questioned and disagreed with the extra fees which are 100 or more dollars a month. Community lighting, gas for dryers in laundry room I don’t use a 5 dollar convenience fee for the monthly bill to be emailed to my email. Water is a shared cost which is definitely not
